Terms & Conditions

Please read these terms carefully before completing your booking.

Rates

All prices are in New Zealand dollars and include GST at 15%. Rates include the use of all on-site facilities.

Rates apply for 1 or 2 guests per booking. Additional guests are not permitted unless expressly agreed in writing with Fable Hills management.

Adults only

Fable Hills is an adults-only retreat designed to offer a peaceful and exclusive experience for our guests. Guests aged 16 or over are welcome, provided they are accompanied by an adult throughout their stay.

Pets

Pets are not permitted at Fable Hills. This policy is in place to ensure the safety of all guests, any resident animals, and the surrounding environment.

No smoking indoors

Fable Hills has a strict no smoking policy for all indoor spaces. A cleaning surcharge may be applied if this policy is breached.

Quiet hours

To preserve the peaceful atmosphere of Fable Hills for all guests, quiet hours are observed between 10:00 pm and 8:00 am. Guests are asked to be mindful of noise levels during these hours.

Minimum stay

A minimum stay of two nights applies for all bookings. Single-night availability is at the discretion of management.

Payment policy

A 50% deposit is required to confirm a booking. The remaining balance will be charged one week prior to your arrival date. Where a booking is made within 7 days of arrival, full payment is required at the time of booking.

Any incidental charges incurred during your stay will be charged to the credit card used for the booking within 7 days of check-out.

Cancellation and refunds
  • Cancellation more than 30 days before arrival: full refund of deposit paid.
  • Cancellation within 30 days of arrival: 50% of the total booking price will be charged.
  • Cancellation within 7 days of arrival: 100% of the total booking price will be charged.


Cancellation fees will be charged to the credit card supplied at the time of booking.

Fable Hills reserves the right to cancel a booking at any time due to unforeseen circumstances, including but not limited to adverse weather events, property damage, or circumstances beyond our reasonable control. In this event, a full refund will be provided.

Fable Hills is not liable for any consequential costs incurred by guests.

Arrival and departure

Fable Hills operates keyless entry. Access codes will be provided prior to arrival.

Check-in: from 3:00 pm | Check-out: by 11:00 am.

Guests are encouraged to arrive before dark. Fable Hills will endeavour to accommodate requests for early check-in or late check-out, subject to availability, and these may attract an additional charge.

Privacy and data

Fable Hills collects personal and payment information for the sole purpose of processing your booking and managing your stay. This information is handled in accordance with the New Zealand Privacy Act 2020.

Credit card details are used only for authorised charges in connection with your booking, including deposits, balances, bond pre-authorisations, and any incidental charges as set out in these terms. Details are not retained beyond the period required to complete all charges associated with your stay.

Liability

Fable Hills accepts no responsibility for loss or damage to guest property during the rental period.

You acknowledge that the Fable Hills property and surroundings are unsupervised, and that there are inherent risks in the natural environment. You agree to take due care at all times for your own safety and the safety of others in your party.

All farm tracks and outdoor facilities are used at your own risk. Farm tracks may not be suitable for all guests and conditions may vary.

To the extent permitted by New Zealand law, Fable Hills disclaims all liability for loss, damage, or injury (including liability for negligence) arising during or in connection with your stay.

To the extent permitted by New Zealand law, you agree to indemnify Fable Hills against any loss or damage caused by your actions during your stay, except to the extent caused by the wilful default of Fable Hills.

Note: Nothing in these terms limits any rights you may have under the Consumer Guarantees Act 1993 or any other applicable New Zealand consumer protection legislation.

Additional charges

Additional charges will apply in the following circumstances:

  • Damage to the property, fixtures, fittings, equipment, or contents.
  • Excessive mess or cleaning requirements, including cleaning of the Weber Baby Q, beyond the ordinary standard cleaning.
  • Breach of the no-smoking indoors policy.
  • Unauthorised late check-out.


Guests will be notified of any additional charges within 48 hours of check-out. Charges will be applied to the credit card on file.

Governing law

These terms and conditions are governed by the laws of New Zealand. Any dispute arising in connection with your booking or stay at Fable Hills will be subject to the exclusive jurisdiction of the New Zealand courts.
